We believe in the power of education to empower individuals on their journey to homeownership. Our homebuyer classes offer comprehensive coverage of both pre- and post-purchase aspects, equipping participants with the knowledge and skills needed to make informed decisions throughout the home-buying process.

From understanding credit scores and mortgage options to navigating homeowner responsibilities, our group education sessions provide invaluable insights and resources to help you achieve your homeownership goals.

One-On-One Counseling

At NHSB, we understand that each homeowner’s journey is unique. That’s why we offer personalized, one-on-one counseling sessions tailored to your specific needs.

Our HUD-certified counselors provide individualized support covering both pre- and post-purchase topics. Whether you’re seeking financial counseling to prepare for homeownership or foreclosure prevention assistance after purchasing, we’re here to help. Take advantage of our expertise and guidance to navigate the complexities of homeownership with confidence.

Our “No Place Like Home” Housing Counseling Program partners with the local public housing authority to provide housing counseling, stabilization services, rental assistance, and homeownership education to qualifying residents.

Through this program, NHSB Housing Counselors meet with renters and homeowners to discuss their needs, and share local community resources and other resources that might be helpful from either rental assistance or foreclosure prevention. An individualized stabilization plan is created and counselors help community members gather and complete necessary documentation. NHSB counselors work to ensure each family maintains their housing and avoids an eviction or foreclosure. Once the initial emergency is resolved, counselors then work with these families to move them into a situation where homeownership and the financial freedom that it can provide is a real possibility for the future.

As part of this program, NHSB partners with eHome America, the most comprehensive web-based home-buyer education program that combines online and in-person housing counseling. Buying a home can be as overwhelming as it is exciting; the more information a person has, the better he or she will be able to navigate the process. By completing a home-buyer education program, clients may also qualify for special financing programs or down payment assistance that will increase the affordability of home-ownership.

There are options available that may help you save your home, but the longer you wait, the fewer options you will have. NHSB offers monthly foreclosure prevention workshops followed by one-on-one counseling with one of our certified foreclosure prevention specialists. We have a 90% success rate in working with lenders on behalf of our clients and all of our programs and services are provided to you free-of-charge.

To register for one of our foreclosure prevention workshops or one-on-one counseling, follow these three easy steps:

  1. Download and complete our intake form
  2. Compile the following information:
    • Truth in Lending Statement
    • HUD 1 Settlement Statement
    • Most recent pay stubs (past 30 days)
    • Most recent bank statements (past 60 days)
    • Copies of all utility bills
    • A physician’s statement, if applicable
    • Most recent correspondence from your mortgage company
    • Proof of Income – SSI, Disability, Retirement, Unemployment, etc.
    • Most recent W-2 forms, 1099, or other annual earning statements
    • Termination of Unemployment Benefits, if applicable
    • Copy of a valid driver’s license
    • Copies of most recent income tax returns

Strategic Critical Repairs

In partnership with funding sponsorships and community collaborations, NHSB identifies strategic areas for critical repairs aimed at improving neighborhood vitality and enhancing homeowner well-being.

Homeowners residing in these targeted areas are invited to apply for assistance with essential repairs. From addressing safety hazards to enhancing property value, our strategic critical repairs program is dedicated to creating healthier, more resilient communities for all residents.

Neighborhood Housing Services of Birmingham has funding available to provide qualifying homeowners with resources for housing rehabilitation and improvements. The funding can assist homeowners with repairs that can help sustain communities, increase home value, and reduce the risk of foreclosure.

Eligibility:

  • Income under 80% Average Median Income.
  • Proof of primary residence.
  • Proper insurance coverage.
  • Attend two workshops on Financial Fitness.
